#3706 1111 Alberni St, this is a high up view unit, with mainly South and South East views.  Nice space at just over 1500 sq.ft. 

#3109 1111 Alberni St, is worth a look as well, this unit has 1446 sq.ft. with mainly West views including English Bay and the Mountains.  (See Floor Plan Below)

Shangri la unit 09, floors 18-34, 2 bedroom, 1398 sq ft

#4003 1111 Alberni St, is a smaller unit, only 1052 sq.ft. and with mainly North views.  It is quite nice because at this floor level you look on top of all the financial district towards the ocean and mountains.  (See Floor Plan Below)

#3108 1111 Alberni St,  This unit offer a great price and value at only $1,068,000, but with slightly less views.  The last #08 sale was #3308 which sold for $1,101,000.

V696474_101_12#402 4387 W 10th Ave - Roar One - This is the special loft penthouse I spoke about when we met.  This place stands out for its stunning modernist architecture, and its "indoor-outdoor" seamless design.  If you are still pondering living closer to Downtown but not right in the heart of the city, this is certainly worth a look.

#503 1275 Hamilton St - Alda - This is a beautiful Yaletown heritage conversion building, it was completed in 2002, they have a warm New York Modern loft feel with original wood beams that are exposed, and nice dark walnut wood floors.  This unit has 2 beds, 2 baths, and a good sized patio (approximately 250 sq.ft).  The finish and quality are very nice.  It also has two parking stalls and an extra large storage room, which is very rare in Yaletown.  


#PH1 1178 Hamilton St - The Hamilton - This is another heritage conversion, completed in 1997, this is a beautiful heritage building, and this has a great sized private rooftop deck/patio.  The inside is very spacious with 12' ceilings, and has room to build a 2nd bedroom.  The interiors are nice but not as modern as Alda, mentioned above.

546 beatty front 1   2#703 546 Beatty St - Crane Building -  546 Beatty is a sleek heritage conversion building, completed in 2009, most suites in the building are worth closer to $500,000, the penthouses are special with lots of outdoor space and modern styling, extra details, and great design.   This is located in Crosstown - between Downtown and Gastown.  This unit has a great modern open concept feel.   

#2602 1055 Homer St - Domus Penthouse - This is a completely customized penthouse in Yaletown.  Domus is a great higher-end Yaletown tower.  This unit is very special with amount of custom upgrades, the views, and outdoor space.  Its 1900 sq.ft. inside with an 842 sq.ft. patio with great views.  Nicely priced at $1,799,000.  The building is a higher than average building that stands out for its clean lines, and high quality fixtures and finishings.  The average price of units in this building are about $600,000+.

Vancouver Coal Harbour two bedroom comps.

Comparable two bedroom Coal Harbour condos under $800,000.

 This following property link has good two bedroom suites with over 1000 sq.ft. and are valued at prices near and below $700,000.:

 #1601 – 1415 W Georgia St. – “Palais Georgia”, this is an example of an older (19 yrs) but still good quality Coal Harbour residence.   This unit faces away from Georgia Street looking North.  This unit could use a few updates, but it features views, 2 parking stalls, fair strata fees ($445/mn), concierge, a good price ($599k) and over 1200 sq.ft. of living space. 

#1501 & #2801 1189 Melville St. – “The Melville”, This 2007 built tower has nice finishing and layouts.  The building is the tallest residential only tower in the city, which features a common 44th floor rooftop patio, exercise centre, and outdoor heated pool.  These two suites have similar layouts on the North West corner making for some Marina and Mountain views.  They feature high 9’ ceilings, two large bedrooms, patio, and a large kitchen.  The 28th floor suite is decently priced and should sell around $765,000 +.  The pictures don’t show the view well, but it is certainly nice.  This is located across the street from Urban Fair, and only a few block from the seawall. 

 #2904 1238 Melville St. – “Point Claire”, this is across from The Melville, it is 13 years old but still a good building.  This unit features some updates, over 1100 sq.ft. and it is located high on the 29th floor.

 #2501 1200 Alberni St. – “Pacific Palisades”, this is located right in the heart of the city near Shangri-la Vancouver.  Again, high up views and over 1100 sq.ft. in older buildings (10 yrs+) can offer good buys.

 #202 – 1680 Bayshore Dr – “Bayshore Gardens”, this is the best priced 1000+ sq.ft. unit at Bayshore Gardens (near Stanley Park and the Bayshore Hotel), the build finish and setting is amongst the best in the city.  This a prime address, and a great building.

 #1201 – 1188 W Pender St – “Sapphire”, this building is less than one year old, and similar to The Melville.

#802 – 588 Broughton St, “Harbourside Park”, This is a special residence, an architectural building featuring curves and green glass.  It is located across the street from the seawall making for waterfront views.  This unit is 942 sq.ft. 

#709 – 1333 W Georgia st, “The Qube”, This is an architectural well known building in Vancouver.  Once used as a Commercial building, and converted to high-end city homes in 2006.  This building is known for being earthquake proof, and looking like a “floating cube”.  The high quality build finish is beautiful.  These condos have very spacious layouts with extra high ceilings, all with a modern touch.  Here’s a recent blog post of mine for more information:

Shangri-la Vancouver, and coal harbour condos

Here are some beautiful comparable proeprty to Shangri-la in Coal Harbour.  These suites compare to those in the 1111 Alberni adress. Under $1.5M.

# 1202 1790 BAYSHORE DR, “Bayshore Gardens” – This is one of the larger suites with over 1800 sq.ft. of living space in all of the Bayshore buildings, under $2.0M.  The Bayshore Gardens are recognized for being so close to Downtown and borders Stanley Park.  It is truly a beautiful, peaceful, quiet place, offering a unique setting.  The suite offers good finish quality and has very close Stanley Park and Marina views.  Although this building is now 12 years old, it is fantastic condition, built with better quality than some new high-end residences.

  # 1902 837 W HASTINGS ST, “Terminal City Club Tower”
– Here is a prime suite at the Terminal City Club Tower, with great views,  At the Terminal City Club you achieve a lower price per square foot as your are very close to central Downtown, and the build finish is slightly less than some of the other suites mentioned here.  This suite is 1500 sq.ft. with three bathrooms.

# 1501 1616 BAYSHORE DR, “Bayshore Gardens” – This is the newest Bayshore building.  This suite has fantastic up close Western and Eastern ocean, park, marina, and Mountain views.  This is the better layout in all of 1616 Bayshore.  This bright suite with lots of windows offers spacious 1513 sq.ft. of interior living, and decent outdoor space.  This building was built in 2006.

# 4104 1189 MELVILLE ST, “The Melville”
– This is a new tower built in 2007.  The interior finish and quality is comparable to those of Bayshore Gardens.  This suite is special as it is on the 41st floor.  This building features a common rooftop patio (the highest common patio in the city) at the 44th floor.  On the rooftop there is an outdoor heated swimming pool, garden, and gym facilities.  There are no extra photos of this suite.  The penthouse which is two floors up is on the market for $10M.

 # 1504 1281 W CORDOVA ST, “Callisto”
– This is amongst the very best waterfront buildings in Coal Harbour, and Vancouver.  This suite looks North East and towards the park and water.  This building features high-end unique architecture, and very high quality build finish.   

# 2304 1077 W CORDOVA ST, “Shaw Tower” – This is a suite at Shaw Tower that looks North East towards the water, mountains and city.  The prime North West facing suites in the Shaw tower sell for closer to $2.5M.  Unfortunately, there are no extra photos, but all the suites have beautiful modern and timeless interiors. 

# 1002 1205 W HASTINGS ST, “Cielo” – This is a new tower in Coal Harbour above Urban Fair – the food store.  This building is one step away from the waterfront and features nice luxury modern finishes and large outdoor spaces.  This is a prime suite at Cielo with North West views.  This building has the gym and amenities centre on the very top floor in a tall glass atrium with expansive 360 degree of views of the ocean, city, park, and mountains.

 # 603 1233 W CORDOVA ST, “Carina” – This again is a well-known sought after Coal Harbour Waterfront building.   This suite has North East views, and high-end European fixtures and appliances.  The finish and quality are very nice.
